PRE-QUALIFY
If you are interested in determining the purchase price, loan amount and monthly payment that you are qualified for and your comfort level with such monthly payment, we have provided a program that will assist you in every way. Remember that once you have determined the corresponding monthly payment for a specific loan amount, which should include, principal loan amount, interest, property taxes and fire or hazard insurance, this amount is not the actual net amount. This is so, because in addition to the other benefits of owning your own home, such as, pride of ownership, equity or net worth building opportunities, the IRS allows you to deduct from you personal income, all of the loan interest and property taxes. This tax deduction benefit such be considered when you determine your comfort level with the PITI monthly payment. An example would be: $2,000 principal an interest payment, $245.00 property taxes and $50.00 fire insurance, totaling $2,305.00 monthly. However, the monthly tax benefit would be $455.00, which reduces you monthly PITI payment to $1,900.00. You can enjoy the tax deduction two ways. You can get a lump sum refund from the IRS or you can increase your W-4 exemptions, corresponding to the total amount of projected deductions and thus decrease the amount to withholding that your employer deducts from your monthly salary.
